How Our Ocala Office Gives Wellington Farm Sellers a Competitive Leg-Up

The Unmatched Advantage

TWENTY FIVE PERCENT of farm and luxury home buyers who come to Ocala, Florida end up being connected to our real estate office in Wellington, Florida.

The owners of Wellington Equestrian Realty know this because they are positioned in each market. And, they talk directly to those buyers every day.

Through Wellington Equestrian Realty and Ocala Horse Properties, Rob and Chris Desino and their talented teams, serve buyers and sellers in two key Florida areas that are extremely desirable for all equestrians.

“This is an advantage that no Wellington real estate company or realtor can offer,” Chris says. There is no other company that has a marketing campaign or marketing budget that can expose Wellington listings to these markets like Chris and Rob Desino do through Ocala Horse Properties and Wellington Equestrian Realty.

“With the spotlight on both Ocala and Wellington and with our offices in both areas, listing with us is the smartest move a seller can make.”

-CHRIS DESINO

“Our experience with Wellington Equestrian Realty was great in all aspects. We actually looked in Ocala first with their partner realty, Ocala Horse Properties and really liked working with the Desino brothers and Matt Varney. When we decided to look for farms in Wellington, we were happy to discover they had a branch in South Florida, partnering with Craig Martin. All four gentlemen at both offices are super to work with and are experts in equestrian properties. We can highly recommend them!”

DEBBIE: PURCHASED A WELLINGTON FARM THROUGH WELLINGTON EQUESTRIAN REALTY

ESTABLISHING ROOTS After opening their first location, Ocala Horse Properties, in 2007, the OHP team quickly became the #1 farm broker in the Ocala region. Because Ocala/Marion County is home to the largest concentration of horse farms in the world, it has a long history of attracting a huge amount of interest from farm buyers worldwide. With that attention, we realized that many buyers who were ‘Wellington buyers’ but came to Ocala first ended up “driving” down I-75 and bought in Wellington.

“We quickly saw this and uprooted our life to open our second company in Wellington in 2011 — we knew that to help sellers in Wellington be truly successful and to maximize our competitive advantage, we needed to be full-service across both markets,” Chris says. “Each area offers buyers something unique that only that area can provide,” Chris says. “We are in both destinations to help connect buyers with the right farm.”

Since opening Wellington Equestrian Realty in 2011, the team found immediate success right out the gate. They are able to tap into their existing base of buyers who inquired about Ocala but did not buy in Ocala, and to offer those buyers the option to buy in Wellington. “With the spotlight on both Ocala and Wellington and with our offices in both areas, listing with us is the smartest move a seller can make.”

The team also immersed themselves into the market as both a major sponsor of the Winter Equestrian Festival and as the first founding sponsor of the Global Dressage Festival.

This trend of buyers being referred between the offices has ramped up exponentially since the World Equestrian Center – the largest equestrian center in the United States – opened its doors in 2020.

“Again, for every five buyer inquiries in Ocala, we find that at least 25% of those buyers end up being connected to Wellington Equestrian Realty,” Rob says.
